Managing Budget
The budget given to us by Winten/Ernst when we all moved in is way off where it needs to be, so many hours are being devoted to trying to make this work so we can pay for all the things we need to run the building (eg electricity, water, insurance, exterior building/window cleaning etc).
Managing Invoices
Ensuring that what we are paying for is getting delivered, and chasing up suppliers if it isn't.
Managing Building Defects
Logging and tracking any building defects and ensuring they are addressed (eg Water leak in B1).
Review Supplier contracts
Ensure we are getting value for money (eg cancel contracts for ConnecX, My ParcelLocker which cost us nearly $9k/year).
Improving Communications and Transparency
Building and managing the Website, Newsletter, Email, WhatsApp etc to ensure everyone has an opportunity to find and share info more easily.
Pool Maintenance
The pool maintenance has been substandard so the Committee engaged an independent company to review and improve the situation and engaged a new maintenance agreement.
Tracking Water usage
The first water bill for the common areas of the building was $10,000! If this were to continue we would have a $40,000 annual water bill that wasn't budgeted for.
Visitor Parking Management
Keeping the Visitor parking under control. Issuing infringment notices and organising new signs and tow truck contract so that we can legally enforce the rules.
EV Charging
Organising the options for owners to apply for EV chargers through our endorsed supplier and ensure legal, safety, and insurance obligations are met.
Investigate improved access control
Looking into more cameras, more fobs, a remote control for the garage, and fire door usage.
Investigate Bike Storage
Working with Winten to supply more common bike storage in Basement.
Modify rules for ingress/egress
Investigate and approve the rear entrance (Peak Ave) to be used for dogs and bikes/scooters.
Investigate access to Bin room
Decided to continue with no allowing access due to potential abuse and safety concerns.
Review new proposed Drone By-Law
Proposed By-Law to restrict drone use around building to maintain privacy and avoid nuisance factor.
Review proposal for 3M insulation film to be used on windows
The Western side of the building gets a lot of heat from the afternoon sun so multiple owners have requested a solution using 3M insulation film. This is under investigation.
Carpark mirrors
New Carpark mirrors to be order and installed to improve visibility on tight corners.
Spa Pool Cover
Review a proposal to add a spa pool cover to improve insulation and reduce electricity costs.
Investigate Generator for emergencies
During the recent cyclone many buildings lost power, and if that had happened to Belvedere it is likely that our basement would've filled with water as the pumps would not be working to pump it out.
Review proposal to tighten rules on carpark rentals
A number of owners have expressed concerns at the possibility of a car park being rented to an external party, so have proposed a by-law to restrict this.
Housekeeping
Dealing with regular complaints (ie Noise, smoking, washing on balcony, shoes in hallways, shopping trolleys, use of common area spaces, pool hours, kids in pool, gym use etc) and regular requests (dog requests, parking requests, storage requests).
Routine Maintenance
Ensuring that Ryan is fulfilling his obligations as caretaker. Organising scheduled 'wash dasy' so owners can wash their balcony glass.
