The owner’s guide has been created to welcome you into your new home and provide key information for how the building and specifically your apartment works. Everything from the operation of appliances, services, and equipment, right through to the proper care and maintenance of elements and finishes.
It also covers Belvedere’s building management, procedures for obtaining a range of services and use of common property, access and security, maintenance and cleaning, and finishes schedules.
Belvedere - Quick Introduction
Hello and welcome to Belvedere, the best building to live in on Main Beach!
This is some information that will help you settle in, find a place to get help, and understand the most common rules of the building.

Register for the ConnecX App. This is how you will receive notices from the building manager, log issues, get news, and manage bookings such as the Lifts for moving, or the L3 Kitchen for hosting events.
Ensure your vehicle and pet are registered in ConnecX.
Pets are not allowed in the building unless they are approved by the Committee. (17.3, 17.4)
Pet entry and exit is through the Peak Ave entry only. If you are bringing a pet though Woodroffe Ave entry it must be carried.(17.9)
Bikes and Scooters must also only be walked (not ridden) through above-ground Common Areas.
Washing is not to be hung on balconies (7.4)
Smoking is not permitted on any common area of the building including balconies (23)
Always use a towel in the gym and wipe down equipment after you use it. (20.9)
Kids under 5 are not permitted in the spa pool at all. Children under 13 are not permitted to use the pool/spa unless under adult supervision (20.6)
Be aware the emergency stop button on the spa will shut it down totally causing the heater to switch off and will need to be manually restarted (To be fixed). Always use the regular stop button (the smaller red button) unless it is an emergency.
No glassware inside the fenced area of the pool.(20.6)
All vehicles using the visitor parking must be registered in the Visitor book in reception. Failure to do so may result in your vehicle being towed at your expense. (3.1, 6.1)
The rubbish chutes on each level only accept small loads. Do not try and stuff things in the chute or it will block and the whole system will shut down. The costs to fix this may be claimed against anyone not using the system properly. (14.1)
Short term letting under 3 months is prohibited (9.10)
Moving of large items through common areas is prohibited unless booked through ConnecX (8.1)
Basement car spaces must only be used for vehicles, and be kept clean and tidy at all times (24.2)
