Belvedere has been built with single supplier, Supa Energy to supply gas and electricity and hot water heating (heating only, not the water itself) to each lot.

The building has be wired via a single supplier Opticomm which is different from NBN. Opticomm eventually plugs into NBN further down the road, so NBN issues and external power issues also can affect our internet services.
Opticomm are wholesaler, for more information contact your retail ISP such as Aussie Broadband, TPG, IINet, Superloop etc..
NOTE: The ConnecX App is being retired as it costs us all almost $7000 in licencing fees.
There's a few problems with app:
It's only one way communication
The visitor park requests aren't responded to
The building maintenance request aren't responded to
Messages don't get marked as read after reading them

Ernst should only be contacted as a very last resort as they charge a fee and usually just forward your message to the Committee.
Visitors need to be registered using the Visitor Book in reception
Any vehicles not registered in the visitor book will be at risk of being towed.
Residents are not to use the visitor parking as their personal car parking space. Any long term parking will be get a notification and then towed.

In the meantime, there is a public EV charger at Contessa (enter from Pacific St). Cost is 35cents/kWh via the Noodoe App.

Unfortunately the regulations around dedicated car wash areas make is prohibitive to have one onsite. Ferry Rd is your closest option.
The closest option is Mega Wash self-service car wash at the Ampol/McDonalds on Ferry Road.

The chute only accepts small loads. Please ensure you do not overload it or it will get stuck.
There are two buttons, one for recycling, one for everything else. After you push the button, wait until light stops blinking before disposal.
Breakdown any cardboard into small pieces so it doesn't get stuck in the chute.
For large items you can put directly into the skip on Woodroffe Ave when the are put our for Rubbish collection. These days are:

Being so close to the beach the building accumulates a lot of rainwater and groundwater which finds it's way into the basement. There are large tanks under B3 which collect this water then pump it out onto the street
Annual General Meetings (AGM) are held once per year (currently in January) and all lot owners get the chance to vote on the major items affecting them.
Extraordinary General Meetings (EGM) similar to an AGM but can be called for as required, by either the Committee or owners representing 25% of lots (in our case 32 lot owners or more).
Committee Meetings (CM) are held 4 times per year.
Vote out of Committee Meeting (VOCM) is similar to a Committee Meeting, but can be run as required by the Committee.

You can vote in person at a General Meeting, or via mail, or electronically.
Electronic voting is preferred as it speeds up the meeting process.
Yes. The following is only my opinion and I'm not a lawyer so take it with a grain of a salt. Although Winten have POA to vote on our behalf for the first 12 months, they haven't done so yet even though they could've done so at the AGM, and they have made it clear they would only use this to protect any legal obligations they have as the developer and will always try to respect the wishes of the owners. This is a hot topic issue so seek your own advice.

Almost no-one at Belvedere wants short-term holiday letting in our building. There are 3 mechanisms to protect this:
The DA. The DA does not specifically prohibit short term letting (3 months and under). The DA submitted by the devleloper and approved by Council under the ‘High Density Residential Zone Code’ which includes short-term letting as an approved land use. The code does not prohibit short-term letting, but rather includes it as a permitted activity within the zone. Not sure that this can be changed easily? Need advice.
By-Laws. These can be changed by the committee so ensure you vote for committee members that will protect this.
Accommodation module in the contract. Not sure about this one, someone else might like to submit an answer to this?
